This month, I’ve been talking about referrals and how they’re the lifeblood of my business. I’ve shared with you an actual experience where I worked with a referral and found the perfect home for them.

I also spoke with you about the people that I trust and refer out to clients like yourself when you need help with lending, inspections, contractors, and etc.

And now I wanted to roll out something that’s super exciting! A Referral Contest for all of the 2nd quarter of the year from April to June.

Referral Contest

Your mission, should you consider to accept it, is to refer me people in your life that need real estate advice. It can be about renting, buying, selling, or just about anything in real estate. Any conversation counts as a referral in this contest.

There will be a grand prize and several other winner packages that I’m offering to the people that trust me to handle their referrals – their family, friends and others.

The person that refers me the most real estate conversations gets a Grand Prize – a Summer Weekend Getaway in Silverthorne in an amazing 3 bedroom, 3 bath, with a loft condo. It can literally hold about 10 people comfortably. So bring the family!

And what’s great about this is it’s something that I’m passionate about. I love the mountains and you’re going to be able to experience something that I’m passionate about. And hopefully you are too! If not, a new experience. So how amazing is that?

The second prize is 3 winners will receive a $100 gift certificate to REI Co-op. This is pretty straight-forward. People in my Network That Can Help You Win in Real Estate

Last week, I shared with you the winning combination of me getting a referral and then taking care of that buyer. Ultimately, helping them find their perfect home.

The same is true when I refer people I trust. I want to make sure they’re going to take care of the buyer and deliver on what we agree on.

This week, I want to share with you the people in my life that I trust and refer out. They offer services in the three areas typical to most transactions I’ll mention below.

It’s important to have great contacts to help you win the deal whether you’re a buyer or a seller. So let’s jump in!

Lender

Having a great lender allows us to go into the home buying process knowing that you’re going to be pre-approved. It also gives us the ability to tailor the various programs out there based on your needs.

This is where the triangle of trust comes in. We have a relationship where you trust that I’m going to refer a lender who’s going to deliver great results. And I’m trusting that the lender will be able to perform, follow up, and ultimately get you a loan.

If you’re looking for a professional program, say if you’re a doctor, a CPA, or an attorney, you’re in luck! There are great ones out there where you can have no MI or 0% downpayment. The same is true when you need commercial or renovation loans, you can find lenders that specialize in that.

You can also utilize your current relationship with your bank like Wells Fargo. If you’re a long-time customer and carrying a high balance, they usually are willing to offer you special programs for customers!

Those are people that I can link you up with to make sure that we’re successful in getting the loan. These referrals will enable us to close the deal once you’re under contract.

Home Inspectors

Home inspections are super, super important whe learning more about the general condition of a home. These group of people can help us find out if there are major repairs and potential future maintenance and upkeep.

This information is useful when we’re negotiating to keep moving forward in a real estate transaction.

Inspections may include:

  1. Radon Inspection – If this comes back high, it will have to be mitigated by a EPA approved system.
  2. Structural Inspection – There can be structural damage from movement, settling, or what intrusion.
  3. Boundary survey – showing the lot line for the specific lot.
  4. General visual inspection – Most common inspection of a property done during the contingency due diligence timeline.

Knowing that your future home has been inspected brings you peace of mind that you fully understand it’s true condition. If there are repairs that come up, it dovetails to our ability to negotiate and purchase at a lower price that will offset those costs.

Contractors

This folds back into the inspection component because we need to know the cost of repairs that need to be done.

Having a great network of contractors that I can refer, allows us to pinpoint what those costs are and we can negotiate. And then after closing, we can get those items done.

Let’s say during the inspection, there’s a lot of hail damage. I can have my roofer get on the roof and tell us what’s going to cost to replace it. Then we can possibly negotiate for that, right?

The same is true if we need to do renovations. Maybe you’re a seller and trying to get cabinets and counter-tops installed to freshen up th kitchen. Or maybe you’d want to refinish the hardwood floors.

These are all people in my network that I can refer to get these services done or to determine a repair cost during inspections. Or just be able to have in your back pocket when you need it.
